There are numerous permits that you must obtain before beginning the building process.
Zoning
Even though zoning is already established for vacant land many communities require a final check to confirm that new construction falls within the current regulations.
Septic and Well Permits
If there is not public water or sewer service on your lot you will need to drill a well and install a septic system. Permits are required for these. If public water and sewer service is available you will need permits to hook up to them and a deposit or fee will be required.
Building Permit
All municipalities have building codes that must be adhered to. Inspections will be done throughout the custom building process at intervals specified by the county or municipality. As well you may be required to get a permit for electricity, natural gas, phone and cable television. A fee may be required for each one. Some are required for work to begin. Others will be needed once the home is ready for occupancy.
Covenants
The are restrictions or regulations that are set when a subdivision is approved. they will govern what can or cannot be built on the lot. Some are very restrictive and strongly enforced while others are simply guidelines and are loosely enforced. It is best to be aware of these and to obtain approvals before custom home construction begins. The steps to do this are as follows.
Application
Submit an application and fee if required. Some applications are complicated and other are simple.
Plan review
This could take a day, week or months. A committee of homeowners within the development may review and approve your plans to ensure that all covenants and architectural guidelines are complied with.
